American Presidential Estates Capitol Hill

Before purchasing a Manufactured Home in American Presidential Estates or Capitol Hills, all prospective homeowners must apply to the Community for tenancy. You will need the following:

1. All persons who will be listed on the title to the home must complete an application for tenancy and be approved by Management.
2. Sign an agreement that the home will meet all community requirements.
3. Sign for and receive a copy of the Community Guidelines.
4. Sign authorization for us to obtain a credit/background check.
   
   
   • There is a one time $45.00 non-refundable credit check charge payable at the time of application.
   • Applicants should have a credit score of 620 or better and have a history free of bankruptcies and repossessions.
5. Sign authorization for us to obtain information from your previous landlord/s.
6. Proof of Employment:
   
   
   • A recent pay stub
   • Last years W-2
7. Submit a purchase agreement for the home you want to purchase.
   
   
   • If you are bringing a new Manufactured Home into the community please provide specific home information including pier/foundation requirements.

Typically the review of an application for admission to the Community takes approximately 3 to 5 business days. You will be promptly notified once a decision is made.

After being approved for the Community:

1. A deposit of the first month’s site rent and the security deposit must be submitted to our office no later then 48 hours prior to closing. This deposit is refundable in most cases if you do not close on your mobile home.
2. Please Note: All sellers of existing homes are required to have their homes pass a Community resale inspection prior to transfer of ownership. Do not close unless you know that the home has passed this inspection.

After Closing: A copy of the Title Application and closing documents must be brought to the office within 48 hours.
